Recoating works on a floor where the wood underneath is fine but the finish on top has dulled or scratched. The floor gets cleaned thoroughly first, since any wax, oil soap residue, or buildup left on the surface will keep the new coat from bonding, and that's the most common reason a recoat fails and starts peeling within a season.

After cleaning, the existing finish gets screened, which scuffs the surface just enough to give the new coat something to grip. There is no sanding down to raw wood in this job, which is why it goes faster and disturbs the house less than a full refinish. A new topcoat goes on over the scuffed finish, and it needs to be the same type as what's already down, oil based over oil based or water based over water based, since mixing the two can cause the new coat to fail to cure right.

This only works if the finish is still intact everywhere. If the wood is bare in the traffic paths, recoating over that will leave a patchy, uneven result, and that section needs the full sand instead.

How it runs

  1. Cleaning The floor is cleaned to remove any wax, polish, or residue that would keep the new coat from bonding.
  2. Condition check We check the finish across the whole floor, including traffic paths, to confirm there's no bare wood before recoating.
  3. Screening The existing finish is scuffed with a screen to give the new coat a surface to grip.
  4. Topcoat A new coat is applied, matched to the existing finish type so it bonds and cures properly.
  5. Drying and walkthrough The floor is left to dry and then checked for even sheen and coverage before the room goes back into use.
